Why Source Your Mitsubishi AC from an Authorized Supplier in the UAE
Buying air conditioning in this region is not a matter of picking a brand and ordering a tonnage. It is a matter of matching the equipment to the building, the climate and the way the space is actually used.
The Arabian Gulf presents one of the most demanding cooling environments anywhere in the world. Summer ambient temperatures climb past 50°C for weeks at a time, coastal humidity stays punishing through August and September, and airborne dust settles on every condenser coil in sight. A standard air conditioning unit designed for a temperate market simply does not deliver its rated capacity under those conditions.
Choosing a properly tropicalised Mitsubishi AC system means your property runs Japanese engineering built for exactly this environment: compressors rated for continuous high-ambient duty, anti-corrosion coil coatings, and control logic that keeps cooling stable instead of surrendering at the first heatwave. What you are really buying is a system that still performs in August, not one that merely looked impressive on the specification sheet in March.
That is also why the supplier you choose matters as much as the brand. Anyone can hand you a box. A genuine Mitsubishi AC supplier checks the heat load, verifies the pipe routes and drainage, confirms the electrical provision, and only then recommends a model. The order of those steps is what separates a system that performs for fifteen years from one that struggles from its first summer.
Most of the Mitsubishi AC UAE market we serve consists of real-world projects rather than clean-sheet installations: a villa adding a majlis air conditioner without disturbing existing ceilings, an office replacing ageing equipment on pipework that deserves inspection first, a landlord upgrading an entire building floor by floor. In every one of those cases, the correct answer starts with understanding what is already installed.
Working with an established Mitsubishi AC dealer also protects the warranty. Genuine regional units arrive with valid factory cover on compressors and control boards, and that cover is only meaningful if the equipment was installed to the manufacturer’s procedure. An AC supplier who cuts corners on evacuation, torque settings or insulation condition quietly voids the protection you paid for.
Genuine Regional Stock
Tropicalised for 50°C+
Units selected for high-ambient duty with tropical T3-rated inverter compressors and Blue Fin coated coils, so capacity holds up when the summer peak arrives rather than falling away from a temperate-climate rating.
Load Calculated, Not Guessed
Room-by-room heat load estimation covering glass area, orientation, ceiling height, occupancy and fresh-air requirement — the reason a correctly sized unit always outperforms a larger one chosen by rule of thumb.
One Team Accountable
Supply, installation, commissioning and after-sales service handled by the same team. When performance responsibility sits in one place, a warranty conversation never turns into an argument between three parties.
The Complete Mitsubishi AC Range
Three system families cover the overwhelming majority of UAE installations. Each has a clearly defined job, and choosing the wrong one is expensive to reverse.
Split AC
Wall-mounted inverter units from 1 ton upward for bedrooms, living rooms, offices and staff accommodation. The fastest route to reliable cooling and the simplest system to service later.
Ducted AC
Concealed indoor units feeding insulated ductwork and slim linear grilles, so nothing shows on the wall. The standard specification for new villas, clinics and commercial fit-outs.
VRF Systems
One modular outdoor bank serving many independently controlled zones. The efficient answer for hotels, offices, clinics and mixed-use buildings with complex load profiles.
Mitsubishi Split AC: A Split AC Supplier for Homes and Offices
Split AC
A split system is two components joined by refrigerant pipework: an indoor fan coil on the wall, and an outdoor condensing unit on a balcony, roof or service ledge. It is the most widely installed format in the Emirates because it is modular. Every room gets its own system, every system fails independently, and replacing one never means shutting down the rest of the property.
As a split AC supplier, we stock capacities that match how UAE rooms are actually built. A typical bedroom needs somewhere between one and one and a half tons; a living room or majlis runs higher; staff accommodation favours smaller units that run almost continuously and therefore reward efficiency over the lowest purchase price. Mitsubishi’s wall-mounted range covers all of those duties with inverter compressors that modulate rather than switching on and off at full power.
What separates a good split installation from a cheap one
The equipment is identical in both cases. The difference is entirely in the work: whether the line set was nitrogen pressure tested, whether the system was vacuum evacuated to the correct level, whether the flare connections were torqued rather than over-tightened, and whether the condensate drains by gravity to a suitable point or relies on a pump that will fail within three years.
None of those steps are visible when the job is finished, and all of them determine whether the compressor is still healthy after five summers. It is also why our quotations separate equipment, materials and labour instead of presenting one blended figure that hides what is being skipped.
Modern Mitsubishi split units add a second layer of value in this climate. Multi-stage filtration captures fine dust and allergens that would otherwise circulate through a sealed room, and the low fan-speed sound pressure ratings — as low as 19 dB on some models — matter enormously in apartments where an indoor unit sits two metres from a bed. A wall-mounted Mitsubishi AC that is barely audible at night is worth more in daily life than a specification sheet suggests.
- Capacity verified at UAE design conditions. Nominal tonnage is rated at moderate outdoor temperatures, not at 46°C ambient. We size against delivered capacity, which is always the lower number and the only one that matters in July.
- Pipe run and vertical lift checked before ordering. Beyond allowable length and elevation, both capacity and compressor oil return suffer. If your outdoor position is far from the indoor unit, that calculation happens before purchase, not on installation day.
- Gravity drainage wherever possible. In coastal humidity a split unit produces a surprising volume of condensate. A gravity fall to a suitable discharge point is always preferable to a condensate pump, because pumps are the single most frequent service call we attend.
- Electrical provision confirmed. Circuit rating, breaker, isolator and cable size at the outdoor position must carry the unit you select. Upgrading a circuit after installation is disruptive and rarely included in the original budget.
- Filter access designed for real life. In desert conditions filters load quickly. Choose units whose filters a resident can remove, rinse and refit without tools or assistance.
| Room type | Typical area | Capacity to plan for | Why it matters |
|---|---|---|---|
| Bedroom | 12 – 18 m² | 1.0 – 1.5 ton | Undersize and the unit never cycles down, so noise and consumption both climb. |
| Living room | 20 – 35 m² | 1.5 – 2.5 ton | Add capacity for open-plan layouts and unshaded glazing. |
| Majlis / guest room | 25 – 40 m² | 2.0 – 3.0 ton | Intermittent heavy occupancy; slight oversizing speeds up pull-down. |
| Office or retail unit | 20 – 40 m² | 2.0 – 3.0 ton | Equipment load, foot traffic and glass frontage all add heat gain. |
| Staff accommodation | Per room | 0.75 – 1.0 ton | Near-continuous running; prioritise efficiency over lowest purchase price. |
These figures are a planning reference, not a substitute for a site assessment. Use the capacity calculator further down this page for a first estimate, then let us confirm it against the actual orientation, glazing and occupancy of the room.
Mitsubishi Ducted AC: A Ducted AC Supplier That Engineers the Air Path
A ducted system conceals the indoor unit above the ceiling or inside a bulkhead, then distributes cooled air through insulated ductwork to discreet supply grilles in each space. You see nothing but a slim linear diffuser. For villas, penthouses, clinics, restaurants and offices, this is the format that keeps interiors clean and allows lighting and joinery design to proceed uncluttered.
As a specialist ducted AC supplier, we treat the selection as an engineering exercise rather than a product order. Ducted indoor units are built at different external static pressure levels, and matching that figure to the actual duct network is the single most consequential design decision on the job. A low-static unit pushed through a long run will never deliver airflow at the far grilles, while a high-static unit squeezed into a short run wastes energy and can be audibly noisy.
Mitsubishi’s concealed ranges span wall-mounted-adjacent duties in a small ceiling void right through to light commercial installations with adjustable static pressure up to 150 Pa and long duct runs feeding multiple diffusers. Getting that match right, together with duct velocity and acoustic lining, is what prevents the two most common complaints we are called out to solve: condensation dripping from grilles and rushing air noise in bedrooms.
What a complete ducted quotation must contain
A ducted proposal that lists only equipment is not a design. A proper package includes the indoor unit selection together with its external static pressure, duct sizing and routing, insulation specification, return-air arrangement, the number and position of supply and return grilles, condensate drainage with fall, and the access panel positions that let a technician reach the unit for service.
That last item is the one most often omitted, and it is the one with the longest consequences. A beautifully concealed unit with no service access becomes a demolition and re-plaster job the first time the coil needs cleaning. We mark and frame access panels during design so maintenance remains a routine visit rather than a building project.
Ducting quality decides your running cost
Duct losses are invisible, which is precisely why they are so often ignored. Under-insulated duct routed through an uncooled roof void loses cooling before the air reaches the room, and leaking joints draw hot attic air straight into the supply stream. The compressor then runs harder to chase a setpoint it can never quite hold. Correct insulation thickness, sealed joints and a pressure test at commissioning are not premium extras — they are the difference between a ducted system that performs as designed and one that never does.
Ducted AC
Ducting & Installation
Ducted AC for renovations and existing buildings
You do not need to be building from scratch to go ducted. In many apartments there is sufficient ceiling void along a corridor or above a bathroom to run a shallow ducted unit serving the adjacent rooms, which removes several wall units from view at once. The survey work is more involved because we are working within an existing structure, but the result usually justifies it.
For villas already running older ducted systems, we frequently replace only the indoor and outdoor units while reusing the existing duct network, provided the ducting passes inspection. That keeps the cost of modernising a large property sensible, and we quote it on a per-unit basis so the scope is transparent.
Ducted AC or multiple splits?
The honest answer depends on three things: how visible you are prepared to let the equipment be, whether a usable ceiling void exists, and how many rooms need cooling simultaneously. Ducted systems buy visual cleanliness and a single control point, and they cost more to install because of the ductwork, grilles and access provision. Multiple splits buy simplicity and a lower entry cost, but you live with hardware on every wall. For a four-bedroom villa we normally price both so the comparison is made with numbers rather than assumptions.
- Static pressure matched to the real duct run — not chosen from a catalogue default. This one decision governs delivered airflow, noise and energy use for the life of the system.
- Return air designed, not improvised. Undersized returns starve the coil, raise noise and reduce capacity. We size the return path with the same care as the supply side.
- Condensate with fall, secondary tray and safe discharge. Ceiling-borne water damage is far more expensive to repair than the drainage detail that prevents it.
- Service access framed at design stage, so coil cleaning and board access never require cutting into a finished ceiling.
- Zoning where it earns its cost. Motorised dampers and separate thermostats make sense when rooms are used at different times — and add complexity when they are not.
Mitsubishi VRF Systems: Central Climate Control for Commercial Buildings
VRF / City Multi
VRF stands for variable refrigerant flow. Rather than one outdoor unit per room, a VRF system links many indoor units to a shared modular outdoor bank, then varies how much refrigerant each zone receives according to its own demand. When a west-facing office is baking at two in the afternoon and an interior meeting room is over-cooled, the system routes capacity to where it is needed instead of running both zones at full output.
Mitsubishi Electric’s VRF platform is City Multi, which supports ducted and ductless indoor units on the same network and offers heat-recovery configurations capable of moving heat from a space that needs cooling to one that needs warming. Mitsubishi Heavy Industries builds the KXZ VRF multi-system, engineered for large-scale installations with a high number of connectable indoor units per condensing bank. Both are designed for buildings where central control, long pipe runs and per-tenant metering matter.
Why VRF pays back in UAE commercial buildings
Buildings here rarely have uniform cooling demand. A tower has a sunlit facade and a shaded facade; a hotel has guest rooms occupied to completely different schedules; a clinic has waiting areas, treatment rooms and corridors with unrelated load profiles. VRF matches capacity to that variation, which is why it consistently outperforms a bank of fixed-output splits across a full cooling season and reduces the peak electrical demand a landlord pays for.
VRF also solves practical problems that individual splits cannot. A single consolidated plant position replaces dozens of scattered outdoor units, freeing roof and podium space and simplifying the facade. Pipework can travel long vertical distances through service risers, so a rooftop plant room can serve an entire building. Central controllers can meter consumption per tenant, which matters whenever a landlord needs to recharge cooling costs fairly and defensibly.
What VRF design work actually involves
VRF is an engineered system, not a product you order by tonnage. Design covers the load calculation for every zone, indoor unit selection per zone, the piping network including branch joints and allowable length limits, outdoor bank configuration, diversity assumptions, ventilation and fresh-air provision, condensate routing, controls and building management integration.
Get the diversity assumption wrong and the building will not hold temperature in the hottest week of the year; get the piping tree wrong and the system will never commission cleanly. We prepare that design alongside the quotation so you can see how the outdoor capacity was derived and where each zone was assigned — which is also the document a consultant or landlord’s engineer will ask to review, and having it ready shortens approval cycles considerably.
| Specification parameter | Split AC system | Ducted AC system | VRF central system |
|---|---|---|---|
| Primary application | Single rooms, bedrooms, small offices | Open living areas, halls, commercial suites | Villas, multi-storey buildings, hotels, clinics |
| Architectural visibility | Wall-mounted indoor unit visible | Hidden in ceiling with subtle linear grilles | Flexible indoor types: ducted, cassette or wall |
| Compressor technology | Single DC inverter compressor | Inverter, standard to high static | Inverter scroll, modular cascading bank |
| Zoning capability | Independent per unit | One zone per unit, or motorised dampers | Fully independent multi-zone control |
| Outdoor space required | One position per room | One position per system | Single consolidated plant position |
| Installation complexity | Straightforward pipe installation | Requires duct design and ceiling coordination | Engineered piping tree and branch joints |
| Energy performance | High, at room level | Optimised for large air volumes | Best part-load efficiency, especially heat recovery |
Cassette, Floor-Standing and Specialised Indoor Units
Split, ducted and VRF cover most projects, but certain spaces need an indoor unit that solves a problem the others cannot.
Ceiling Cassette AC
A recessed ceiling unit that distributes air in multiple directions from the centre of the room rather than from a wall. Cassettes suit shops, showrooms, restaurants and open-plan offices where wall and floor area is valuable and airflow must be even.
A four-way cassette placed centrally distributes far more uniformly than a wall unit at one end, and a single cassette frequently replaces two splits. They require adequate ceiling void depth and a considered condensate route, both of which we confirm during the survey.
Floor-Standing Units
High-airflow vertical cabinets for halls, prayer rooms, showrooms and spaces with no wall height available for a conventional split. They deliver strong throw across a large volume and are frequently specified where ceiling-mounted equipment is impractical.
We size floor-standing units against the same heat-load discipline as any other system, because their large nominal capacity is easily mistaken for a licence to oversize.
Concealed & Fan Coil Units
Low-profile concealed units fit into a bulkhead or floor void where ceiling space is unavailable. Where a project is being retrofitted onto existing chilled-water infrastructure, we also quote fan coil units and DX coils so the installation matches the building rather than the other way round.
This matters most on phased refurbishments, where new equipment must integrate with services a previous contractor installed years earlier.
If your requirement sits outside these categories — a data room with year-round load, a commercial kitchen needing make-up air, or a labour camp with dozens of identical rooms — describe the space and we will recommend the format that fits it. We also supply other leading manufacturers alongside Mitsubishi where a project specification calls for them, so you are not forced onto a single platform to keep a single point of responsibility.
Cooling Capacity and System Selection Guide
Capacity is the most common and most expensive mistake in UAE air conditioning. One size too small costs comfort every single day; one size too large costs money every single month.
An air conditioner does not create cold air; it moves heat out of a space. The real question is therefore never “what size air conditioner fits a bedroom” but “how much heat is entering this room, and how quickly must it be removed?” In the Emirates that heat accumulates from a combination of factors no generic chart accounts for: solar gain through glass, wall and roof construction, ceiling height, occupancy, internal equipment load, and the volume of outside air the space is obliged to draw in.
A useful first estimate is to allow one ton of cooling for every ten square metres of floor area in a standard residential room. That rule assumes ordinary ceiling height, moderate glazing and normal occupancy — which describes a great many bedrooms and small offices in the UAE, and very few majlis rooms, corner offices or penthouses wrapped in floor-to-ceiling glass on two elevations.
Quick Capacity Estimator
Enter the room details for an indicative capacity requirement. This is a planning estimate, not a substitute for a site survey.
Based on a baseline of one ton per ten square metres, adjusted for room use and solar gain. Always confirm with a survey before ordering — the estimator cannot see your ceiling height, insulation level or internal heat sources.
What actually changes the number
Glazing is the single largest factor. An unshaded west-facing window in Dubai can admit more heat than the entire remainder of the room’s fabric. Where large glass is present, the capacity figure rises far faster than floor area suggests, and shading — external screens, internal blinds or window film — is usually cheaper than buying additional tonnage.
Ceiling height and volume matter, not just area. A 40 m² space with a three-metre ceiling holds considerably more air to cool than the same footprint at 2.4 metres, and double-height entrance halls or living rooms behave differently again.
Occupancy and internal load. A meeting room with twelve people carries a meaningful cooling load that residential rules ignore entirely. Kitchens, gyms, salons and server rooms are all dominated by internal gains rather than solar gain, and each requires its own calculation.
Ventilation and fresh air. Any space required to introduce outside air — an office, clinic or restaurant — is cooling 40°C+ air down to setpoint. That load must be added to equipment selection, and omitting it is the most common reason commercial fit-outs underperform in their first summer.
British Thermal Units, tons and kilowatts
Capacity is quoted three ways and the conversions are worth knowing when you compare quotations. One ton of refrigeration equals 12,000 BTU per hour, which is approximately 3.5 kilowatts of cooling. A 1.5 ton unit is therefore about 18,000 BTU/h or 5.3 kW, and a 2 ton unit is 24,000 BTU/h or roughly 7.0 kW. When a supplier quotes only tons and another quotes only BTU, you are comparing the same thing in different units — the figures should reconcile exactly.
Why oversizing is not the safer choice
Many buyers assume one size larger is harmless insurance. It is not. An oversized unit reaches setpoint quickly, then cycles off before it has run long enough to remove moisture from the air. The room feels cold and clammy simultaneously, the compressor starts more frequently, and in milder months the system may never run long enough to dehumidify at all. Oversizing also means paying for capacity you will not use and drawing a higher starting current on every cycle. Correct sizing, verified against UAE design conditions, is both the cheaper and the more comfortable decision.
Mitsubishi AC Dubai: Supply, Installation and Service
Dubai is the largest and most demanding air conditioning market in the region, and requirements vary enormously across it. A studio in Al Nahda, a penthouse on the Palm and a warehouse in Al Quoz need three completely different solutions, and the rules governing where condensate may discharge or where an outdoor unit may sit change from tower to tower.
Most Mitsubishi AC Dubai work we handle falls into three groups: split replacements in apartments where a unit has failed and cooling must be restored quickly; ducted systems for villas and fit-outs across Jumeirah, Mirdif and the Arabian Ranches corridor; and VRF or multi-split supply into commercial units in Business Bay, Deira and Dubai Investment Park. Each of those three has a different approval path, a different access constraint and a different installation sequence.
Building management approval is frequently the longest part of a Dubai job rather than the installation itself. If your tower requires an NOC for outdoor unit placement, suspended access equipment or a core drilling permit, tell us early — we prepare the technical submission so the approval process does not stall the work once it starts.
For contractors working on fit-out schedules, we can verify a bill of quantities against the actual room areas, flag discrepancies between the drawing set and the site, and phase deliveries so equipment arrives as each floor becomes ready to receive it. Getting this right removes the most common cause of programme slippage on air conditioning packages.
Mitsubishi AC Abu Dhabi: Heavy-Duty Equipment for Harsher Conditions
Abu Dhabi’s villas, embassies, schools and industrial facilities present a different engineering challenge. Open sites, long pipe runs and large single-zone volumes are common, and inland and mainland conditions can be measurably harsher than the coastal suburbs. Equipment here is typically specified with more headroom, and long-term reliability matters more than shaving cost from the purchase price.
We regularly supply Mitsubishi AC Abu Dhabi systems for compound villas in Khalifa City and Al Reef, VRF designs for offices and clinics on the island, and straightforward split replacements for apartment owners around Al Reem and the Corniche. Where a condensing unit faces sustained ambient temperatures above 50°C, we specify tropicalised equipment with anti-corrosion coil coating rather than assuming a standard unit will cope.
For larger compounds we can phase delivery so units arrive as each villa reaches installation stage rather than filling a store room weeks in advance, which reduces both site risk and the capital tied up in equipment waiting to be fitted.
Because many Abu Dhabi sites sit well outside the central city area, we plan logistics with the contractor in advance — access windows, lift or crane availability and the commissioning sequence — so the installation period is used efficiently rather than spent waiting for plant access.
Mitsubishi AC Sharjah: Replacing Ageing Systems with Efficient Equipment
Sharjah has an extensive stock of established residential buildings, and that shapes almost every job we take on there. Buildings are frequently mid-rise, ceiling voids are tight, and existing window units or ageing splits have often reached the end of their working life. Replacing old equipment with inverter-driven Mitsubishi units typically reduces running cost noticeably, because an old fixed-speed compressor spends its entire life alternating between full power and nothing.
The most common Mitsubishi AC Sharjah request we receive is a straight replacement — same capacity, same position, considerably more efficient equipment — followed closely by converting a flat from multiple window or split units to a single ducted system where the corridor ceiling void allows it.
Where an existing building already runs a central system, we inspect pipework, insulation condition and drainage before recommending scope. Reusing sound infrastructure is far better value than starting again, but reusing a line set that has already lost refrigerant is a guaranteed repeat failure. The inspection determines which of those two situations you are in.
We also handle equipment supply for Sharjah contractors and facility management companies who prefer to install with their own teams, providing genuine units with full documentation and technical support on selection and commissioning.
Mitsubishi AC Ajman: Residential and Industrial Supply
Ajman mixes high-rise residential development with substantial industrial and warehousing zones, and those two environments demand very different approaches. Apartment developments along the Corniche and in Al Rashidiya typically require fast, tidy split installations with minimal disruption to neighbouring units, while the industrial areas around Al Jurf and the free zone call for larger equipment and robust outdoor units that tolerate dust and near-continuous duty.
For labour accommodation and staff housing, we frequently quote multi-split or ducted configurations that reduce the number of outdoor units on the facade while keeping each room independently controllable — a practical requirement when rooms are occupied on individual schedules and tenants are billed separately.
Smaller commercial premises form the other half of our Mitsubishi AC Ajman work: showrooms, workshops, offices and retail units where a single high-wall split or a compact ducted system is the appropriate answer. In every case we verify capacity against the actual space rather than the nearest convenient catalogue size.
Delivery into Ajman is straightforward from our side, and we regularly coordinate installations with building contractors and facility management teams working across the emirate, including phased handover where a development completes in stages.
Mitsubishi AC UAE: Distribution Across All Seven Emirates
Our logistics network extends beyond the four main markets, so developers and MEP contractors working anywhere in the country receive the same equipment, documentation and technical support.
Supplying the wider Mitsubishi AC UAE market means being able to deliver to Ras Al Khaimah, Fujairah, Umm Al Quwain and Al Ain as reliably as to Dubai or Sharjah. Equipment is dispatched from stock with factory documentation, warranty registration and the technical data required for consultant approval, and we support remote sites with load estimation and selection advice so a project outside the main cities is not disadvantaged.
Working with a single nationwide Mitsubishi AC supplier also avoids a common and costly problem on multi-site rollouts: inconsistent equipment specification between locations, which complicates maintenance, spare parts holding and staff training. One supplier, one specification, one warranty process across every site.

Why Work With an Official Mitsubishi AC Dealer?
The unit is only half of what you are buying. The other half is the sizing, the installation and the person who answers the phone when something goes wrong.
Genuine Tropicalised Machinery
Sourcing through an established Mitsubishi AC dealer means you receive official regional units built for this market: tropicalised T3 inverter compressors rated for high-ambient operation, Blue Fin anti-corrosion treatment on the heat exchangers, and heavy-gauge casings that tolerate coastal humidity and airborne salt. Grey-import equipment may look identical on the outside and still be rated for a climate that does not exist here.
Advanced Indoor Air Quality
Modern Mitsubishi air conditioners integrate multi-stage filtration capable of capturing fine particulate matter and neutralising common airborne allergens, bacteria and mould spores. In a sealed, continuously cooled apartment this is not a luxury feature — it is the reason the air still feels fresh after eight hours with the windows shut. Filter specification and replacement availability are worth confirming before purchase.
Comprehensive Manufacturer Warranty
Equipment sourced from an authorised Mitsubishi AC supplier carries valid factory cover on compressors and critical electronic control boards. Just as importantly, the warranty is only operative when the installation follows the manufacturer’s procedure. We issue documentation in your name at handover and keep the commissioning record on file, so a claim never depends on reconstructing what happened on site months later.
Engineering Verification
Our technical team assists installers, consultants and MEP contractors with external static pressure matching, copper line length and elevation limits, refrigerant charge calculation and diversity assumptions. Catching a mismatch on paper costs nothing; discovering it after the ceiling is closed costs a great deal. This is the part of the service an AC supplier competing purely on price will not provide.
Specific Quotations, Not Vague Pricing
Every quotation states the manufacturer platform, the model series, the capacity selected and what the installation scope includes. Two quotes for nominally the same unit can differ substantially because of what is left out — copper gauge, insulation thickness, drainage method, bracket or stand, electrical work, ducting, access panels, commissioning and removal of old equipment. A low figure that excludes most of those is not a low figure.
A Number That Answers
Call 054 737 9588 and you reach the same team that specified, supplied and commissioned your system. There is no call centre, no ticket number, and no waiting while a third party decides whether the fault is their responsibility. On breakdown calls, that single fact is worth more than most of the specification sheet.
Installation, Commissioning and After-Sales Service
How a system is installed decides how it performs for the next fifteen years. These are the stages we follow on every job, whether it is one bedroom unit or a full building.
Requirement & Survey
We confirm room sizes, building type, orientation and how the space will be used. A short site visit establishes feasible pipe routes, drainage fall, outdoor positions and electrical provision before anything is priced.
Selection & Proposal
Heat load calculated per room, equipment selected at delivered capacity for UAE conditions, and a written proposal that separates equipment, materials and labour with options where a genuine choice exists.
Installation & Commissioning
Bracketry, line sets, insulated ductwork, grilles, drainage, electrical connection and controls. Nitrogen pressure testing, vacuum evacuation and torqued flare connections are standard, followed by documented start-up readings and a controls walkthrough.
Warranty & Maintenance
Warranty documentation handed over in your name, with optional annual maintenance covering filter and coil cleaning, drainage checks, electrical inspection and refrigerant pressure verification on a quarterly or half-yearly schedule.
Repairs, leak detection and refrigerant charging
Not every problem requires a new system. A unit that has stopped cooling is often losing refrigerant through a joint, or suffering from a failed capacitor, a blocked condensate drain or a condenser coil matted with dust — all repairable at a fraction of replacement cost. We diagnose first and quote the repair honestly, including the cases where replacement genuinely is the better long-term decision.
Where refrigerant loss is the issue, the correct remedy is to locate and repair the leak and then charge the system to its specified weight, not to top it up each season. Repeated top-ups conceal a leak, waste money and eventually destroy the compressor. We pressure test, isolate the leak, repair it, then evacuate and recharge properly.
When a system is beyond economic repair we manage the changeover end to end: removal and responsible disposal of old equipment, assessment of whether the existing pipework can be reused, and installation and commissioning of the replacement. For landlords with multiple units we can phase the programme so no property is left without cooling during the transition.
Servicing through the UAE summer
In this climate, cleaning is not cosmetic maintenance — it is what keeps a system inside its design envelope. Dust settles on condenser coils and evaporator filters, raising condensing pressure, increasing power draw and reducing capacity simultaneously. A unit that appears to have “lost its cooling” after two unserviced summers is very often simply dirty. Filters should be washed monthly during peak season, and a professional service including coil cleaning, drainage and electrical checks should be carried out twice a year for residential systems and quarterly for continuously running commercial equipment.
Need a Technical Assessment or Repair?
Send us the equipment model and a description of the fault, or call the engineering desk directly. We diagnose before we quote.
Bulk Supply and Trade Pricing for Contractors
Project supply is a different discipline from retail. Drawings change, programmes slip, and deliveries must land when the site can receive them rather than when it suits the supplier.
We work with contractors, developers, fit-out companies, interior designers and facility management teams on exactly that basis. For a typical project we begin with the drawing set or a schedule of room areas, prepare equipment selections, and issue a priced package that separates equipment from installation so it can be dropped straight into your own cost plan.
Where a specification is fixed by a consultant, we supply to it precisely. Where it is open, we will propose the most cost-effective arrangement and explain what has been traded off — because a lower equipment cost that increases running cost for a decade is not a saving. As a split AC supplier and ducted AC supplier across both residential and light commercial duties, we can usually offer a compliant alternative without changing the performance outcome.
Deliveries can be phased to match your programme, with equipment stored and released as each floor or phase becomes ready. That avoids the common problem of a hundred units arriving before there is anywhere secure to store them, and it keeps capital tied up for less time. On large orders we can also hold agreed stock to cover replacement and warranty needs through the defect liability period.
On the service side, we can assume the maintenance obligation for a completed project under an annual contract covering all installed units, with scheduled visits, a maintenance log per unit and priority breakdown attendance — which is normally what a facility manager actually needs from a supplier rather than a promise of fast response without a schedule behind it.
What to send us for a project quotation
Send the floor plans or a room schedule with areas, the building type and location, the system type if already specified, and your required delivery dates. Where you have a consultant specification or a submittal format to follow, include it and we will respond in the same structure. If a project spans several buildings, tell us the phase sequence and we will present the quotation to match it.
If you are comparing suppliers, ask each one to state the manufacturer platform, the delivered capacity at UAE conditions and precisely what the installation scope covers. That comparison will be far more meaningful than the bottom-line figure alone, and it prevents the awkward conversation later when a scope turns out to have been interpreted two different ways.
Mitsubishi AC: Frequently Asked Questions
The questions we are asked most often by homeowners, tenants, contractors and facility managers across the United Arab Emirates.
How do I calculate the correct AC cooling capacity required for my room in the UAE?
Cooling capacity in the Gulf must account for ambient heat gain, glass exposure, ceiling height and occupancy. As a working rule, one ton of cooling — 12,000 BTU per hour, or about 3.5 kW — covers roughly 10 square metres of standard residential space. Top-floor rooms, villas with uninsulated roofs and spaces with floor-to-ceiling glass need considerably more. For those cases we run a room-by-room heat load calculation rather than applying the rule of thumb, and we will do that free of charge before you order.
What is the main difference between a Split AC and a concealed Ducted AC?
A split AC pairs an outdoor condensing unit with a single surface-mounted indoor wall unit that blows air directly into the room. A concealed ducted AC places the indoor evaporator inside a ceiling void or bulkhead and distributes cool air through insulated ductwork into supply grilles or linear diffusers, achieving invisible and more uniform temperature distribution. Splits are faster and cheaper to install and suit individual rooms; ducted systems suit villas, offices and fit-outs where interior aesthetics and even airflow across a large area matter more than installation simplicity.
Why should I install a Mitsubishi VRF system instead of multiple ducted or split units?
A Variable Refrigerant Flow system allows one centralised outdoor bank to serve many indoor units of differing capacities and types — ducted, cassette or wall-mounted — on a single network. VRF delivers superior part-load efficiency, dramatically reduces the outdoor equipment footprint, gives each room independent temperature control, and integrates cleanly with smart building and BMS platforms. Choose VRF when a building has many independently controlled zones, limited plant space, or a need to meter consumption per tenant.
Are the Mitsubishi AC units you supply equipped with inverter compressor technology?
Yes. Every modern Mitsubishi air conditioner supplied through our stock uses an inverter-driven compressor. Rather than switching off once the target temperature is reached, as older fixed-speed systems do, an inverter compressor slows down and modulates to match real-time demand. The result is a room held within a fraction of a degree of setpoint, a far lower starting current on each cycle, and significantly reduced seasonal power consumption. In a climate where cooling runs for most of the year, that efficiency difference is what drives the entire payback calculation.
Are you an authorized Mitsubishi AC supplier covering all of the UAE?
We operate a nationwide distribution and installation network providing genuine equipment across Mitsubishi AC Dubai, Mitsubishi AC Abu Dhabi, Mitsubishi AC Sharjah and Mitsubishi AC Ajman, as well as Ras Al Khaimah, Fujairah, Umm Al Quwain and Al Ain. Whether you need a single wall-mounted split or a full VRF package with phased delivery, the equipment, documentation and technical support come from the same source.
What is the difference between Mitsubishi Electric and Mitsubishi Heavy Industries?
They are two separate manufacturers with separate product ranges. Mitsubishi Electric builds the MSZ wall-mounted split series, the SEZ and PEAD ducted indoor units and the City Multi VRF platform. Mitsubishi Heavy Industries builds the SRK split range with matched SRC outdoor units, the FD packaged ducted range and the KXZ VRF multi-system, which is designed to connect a high number of indoor units to a single condensing bank. Both are reputable, but their controllers, pipework requirements and spare-part channels differ — so it is worth confirming which platform a building already runs before extending it.
How much does a Mitsubishi split AC cost in the UAE?
Price depends on capacity, the specific series, whether the unit is inverter or fixed speed, and the installation work the site requires — pipe run length, drainage route, brackets, electrical provision and access all affect the total. We deliberately do not publish a single headline figure because it would mislead. Call 054 737 9588 with the room size and location and we will issue a firm written quotation that separates equipment, materials and labour.
Do you supply and install Mitsubishi AC in Abu Dhabi?
Yes. We regularly supply and install systems in Abu Dhabi for compound villas, apartments, offices, clinics and commercial units. Because many sites sit outside the immediate city area, we confirm access arrangements, lift or crane requirements and the commissioning sequence in advance so the installation period is used efficiently. For larger compound projects, delivery can be phased to match construction progress.
Do you cover Sharjah and Ajman as well?
Yes, both. Sharjah work is most often a straight replacement of ageing fixed-speed equipment with efficient inverter units, or converting a flat to a ducted system where the ceiling void allows. In Ajman we handle residential tower installations, staff accommodation, small commercial premises and industrial or warehousing requirements. Delivery and installation teams operate across both emirates routinely.
How long does a Mitsubishi AC installation take?
A standard split unit is normally installed and commissioned within a single working day. A ducted system takes longer because ductwork, grilles, access panels and ceiling reinstatement are involved. VRF installations are programmed against the project, since piping, controls and commissioning follow the building’s construction sequence rather than a fixed duration. We confirm the expected programme in writing before work begins, so you are never guessing when the team will be on site.
Is there a warranty on Mitsubishi AC supplied in the UAE?
Yes. Units supplied through us carry a manufacturer warranty, and we issue the documentation in your name at handover. Compressor and parts coverage are stated separately in the warranty terms, so both are worth reading. Our own installation workmanship is covered by us as well, which matters because a large share of early failures trace back to installation rather than to the equipment. Keep your invoice safe — it is usually required to raise a claim.
Do you offer annual maintenance contracts for air conditioning?
Yes. We offer quarterly and half-yearly maintenance contracts covering filter and coil cleaning, drainage checks, electrical inspection, refrigerant pressure verification and performance testing, with priority attendance for breakdowns. Contracts suit landlords, facility managers and any building running more than a handful of units, because scheduled servicing is considerably cheaper than reactive repair and keeps consumption close to where it was designed to be.
How often should an AC be serviced in the UAE?
Filters should be cleaned every month during peak summer and every two to three months outside it, because dust loading is the fastest way to lose performance here. A professional service — coil cleaning, drainage, electrical checks and refrigerant verification — is best carried out twice a year for residential systems and quarterly for commercial or continuously running equipment. Coastal and industrial locations where dust or salt is heavy justify the more frequent end of that range.
Why is my air conditioner running but not cooling?
The most common causes are a refrigerant leak, a dirty condenser or evaporator coil, a failed capacitor or compressor, a blocked condensate drain causing the unit to protect itself, or a thermostat and control fault. Refrigerant loss is the one that requires proper diagnosis rather than repeated topping up, because the leak will continue and the compressor will eventually fail. Call 054 737 9588 and we will attend, diagnose and quote the repair before any work is carried out.
Can existing pipework be reused when replacing an air conditioner?
Sometimes, and only after inspection. Pipework can be reused when the diameter matches the replacement unit’s requirement, the insulation is still sound, the runs fall within allowable length and elevation limits, and the lines pass a pressure test. If the previous system lost refrigerant, the lines must be tested with extra care before reuse. Reusing sound pipework saves significant cost on a replacement; reusing bad pipework guarantees a repeat failure, so we assess it honestly rather than assuming either way.
Do you offer bulk pricing for contractors and developers?
Yes. We quote project packages for contractors, fit-out companies, developers and facility management teams, with pricing that reflects order volume and delivery scheduling. Send the drawings or a room schedule with areas, the building type, the required system type if it is already specified, and your delivery dates. Deliveries can be phased to match your programme so equipment arrives when the site is genuinely ready to receive and store it.
What payment methods do you accept?
We accept cash, bank transfer, cheque and card payment. For project and contract work we agree payment terms in writing against a delivery or progress schedule before the order is confirmed. All quotations include a clear breakdown of equipment, materials and labour, with VAT shown separately as required.
Do I need building approval to install an outdoor AC unit?
In most towers and managed communities, yes. Building management or the developer will normally require an NOC before outdoor units are installed, relocated or replaced, and some will specify approved positions, bracketry and drainage points. We prepare the technical details needed for that submission so approval does not stall the work. If you are unsure what applies in your building, tell us the name and we will advise what is typically required there.
How quickly can you deliver and install?
Stocked capacities are typically delivered within a day or two across the main Emirates, and standard split installations are usually completed in a single visit. Ducted and VRF projects are programmed against the site, since they depend on ceiling access and construction sequence. For urgent breakdowns and failed units, call 054 737 9588 and describe the situation — emergency attendance is prioritised wherever the schedule allows.
Can you help with capacity planning for a new villa or commercial building?
Yes, and it is the part of the job we would most encourage you to involve us in early. Send the floor plan and we will prepare a room-by-room capacity schedule, recommend the system type for each area — split, ducted or VRF — and provide the equipment selection together with piping and drainage routing considerations. Getting this right at design stage costs nothing extra; correcting it after the ceiling is closed costs a great deal.
Is an inverter air conditioner worth the extra cost?
In the UAE, almost always yes. An inverter compressor varies its speed to match demand rather than running at full power or stopping, so in a climate where cooling runs for most of the year it uses noticeably less electricity and holds temperature far more steadily. It also dehumidifies better because it runs in longer, gentler cycles rather than short bursts. The price gap between inverter and fixed-speed equipment has narrowed considerably, which makes the payback period short.
