City Multi and KXZ central systems. Specifications pending — the manufacturer data sheet for these platforms is not yet on file.
Ducted AC — PEY-ZM Ceiling Concealed Series
Six models from 1.5 TR to 5.0 TR. The indoor unit is concealed above the ceiling and delivers air through insulated ductwork, so nothing is visible in the room apart from the supply grille.
Ducted AC 1.5 TR
5.31 kW rated (95°F) · 4.77 kW at 115°F
A compact concealed unit for a single bedroom, studio or small office where a wall-mounted indoor unit would be intrusive. It fits a shallow ceiling void, runs quietly on its low fan step, and leaves nothing visible in the room but the supply grille.
Ducted AC 2.0 TR
7.10 kW rated (95°F) · 6.39 kW at 115°F
Suits a larger bedroom, a small living area or a two-room run where one concealed unit serves adjacent spaces through branched ductwork. The 1,100 mm chassis keeps the void requirement modest while the higher airflow covers a bigger footprint.
Ducted AC 2.5 TR
8.80 kW rated (95°F) · 7.90 kW at 115°F
The step up for villas and offices needing a concealed unit to serve a bedroom wing or a mid-sized room. Longer 1,400 mm chassis and higher airflow than the 2.0 TR class, with a strong high-ambient rating for larger single-zone duties.
Ducted AC 3.0 TR
10.60 kW rated (95°F) · 9.55 kW at 115°F
Built for a villa living area, majlis or clinic room where a concealed unit must hold temperature across a large volume and feed several supply diffusers. Acoustic lining is worth specifying where the duct route passes close to bedrooms.
Ducted AC 4.0 TR
13.20 kW rated (95°F) · 11.90 kW at 115°F
For open-plan living areas, restaurants and commercial interiors running multiple supply diffusers off a single concealed unit. Note the deeper 400 mm chassis, which needs more ceiling void than the smaller models in this range.
Ducted AC 5.0 TR
17.60 kW rated (95°F) · 14.95 kW at 115°F
The largest capacity in the ducted range, for whole-floor villa systems, offices and retail interiors. Also available with a three-phase outdoor unit (PUY-M60V(Y)KA-AE) for sites where the single-phase supply is not adequate.
The three-phase variant of the 5.0 TR ducted model uses a 400-3-50 supply and publishes 15.00 kW at 95°F and 14.95 kW at 115°F. Confirm which outdoor unit suits your electrical provision before ordering.
Ceiling Cassette AC — PLY-ZM Series
Five models from 1.5 TR to 4.0 TR. Recessed into a grid or plaster ceiling with only the fascia visible, discharging air in four directions from the centre of the room.
Cassette AC 1.5 TR
5.31 kW rated (95°F) · 4.77 kW at 115°F
Recesses into a grid or plaster ceiling and discharges in four directions, so a single cassette can often replace two wall units. Suits a small office, treatment room or bedroom where wall space should stay completely clear.
Cassette AC 2.0 TR
7.10 kW rated (95°F) · 6.39 kW at 115°F
The most common cassette size for offices, meeting rooms and small retail areas. Central mounting distributes air evenly across the whole floor plate rather than cooling only the end of the room where a wall unit would sit.
Cassette AC 2.5 TR
8.80 kW rated (95°F) · 7.50 kW at 115°F
A step up for showrooms, larger offices and open retail floors. The 840 mm fascia stays visually consistent with the smaller cassettes, so a mixed-size installation across one building still looks uniform from below.
Cassette AC 3.0 TR
10.60 kW rated (95°F) · 9.55 kW at 115°F
For bigger commercial rooms, conference spaces and restaurant floors carrying occupancy and equipment gains alongside solar load. Drainage is the key design point at this size — the condensate tray sits at ceiling level, so a pump is often required.
Cassette AC 4.0 TR
13.20 kW rated (95°F) · 11.90 kW at 115°F
The largest cassette in the range, for large open floors and halls where a single ceiling position must handle a high air volume. Confirm ceiling void depth and the condensate route before ordering, as both are more demanding at this capacity.
Ceiling Suspended AC — PCY-ZM Series
Five models from 1.5 TR to 4.0 TR. Bracketed below the ceiling slab so no void is needed at all, with a long air throw suited to halls and open volumes.
Ceiling Suspended 1.5 TR
5.31 kW rated (95°F) · 4.77 kW at 115°F
A low-profile unit bracketed below the ceiling slab, needing no void at all. Suits a small hall, reception area or showroom where a cassette cannot be recessed but overhead air distribution is still wanted.
Ceiling Suspended 2.0 TR
7.10 kW rated (95°F) · 6.39 kW at 115°F
Good for reception areas, small showrooms and offices with decorative or inaccessible ceilings. Mounts high and throws air well across the space, with a published indoor sound level of 40 dBA at high fan speed.
Ceiling Suspended 2.5 TR
8.80 kW rated (95°F) · 7.50 kW at 115°F
For larger halls and open retail areas where air must travel a distance from the discharge point. The 1,600 mm wide chassis gives a long throw across the room instead of cooling only the area directly beneath the unit.
Ceiling Suspended 3.0 TR
10.60 kW rated (95°F) · 9.55 kW at 115°F
Suits large showrooms, function rooms and open commercial floors. No ceiling void and no ductwork, which keeps installation simple on refurbishments where opening a finished ceiling must be avoided.
Ceiling Suspended 4.0 TR
13.20 kW rated (95°F) · 11.90 kW at 115°F
The highest capacity in the suspended range, for large volumes with high ceilings where an even temperature across the whole floor plate matters. Requires secure structural fixing and a considered condensate route.
Floor Standing AC — PSY-ZM Series
Three models from 2.5 TR to 4.0 TR. A tall vertical cabinet that discharges air from floor level, needing no ceiling space whatsoever. Built-in thermostat is standard.
Floor Standing 2.5 TR
8.80 kW rated (95°F) · 7.50 kW at 115°F
A tall cabinet discharging high-volume air from floor level, needing no ceiling space at all. Suits prayer rooms, halls and showrooms where overhead equipment is impractical. The built-in thermostat removes the need to run control cabling to a wall position.
Floor Standing 3.0 TR
10.60 kW rated (95°F) · 9.00 kW at 115°F
For larger halls and event spaces with intermittent heavy occupancy, where bringing a room down to temperature quickly matters more than continuous fine control. The vertical format keeps walls and ceilings free of equipment.
Floor Standing 4.0 TR
12.00 kW rated (95°F) · 11.20 kW at 115°F
The largest floor standing model, for big halls, showrooms and spaces with full-height glazing. It occupies a wall footprint and needs vertical clearance, both of which should be checked against the room layout before ordering.
Floor standing models use a 5/8″ gas and 3/8″ liquid refrigerant pipe. The outdoor units are shared with the cassette and suspended ranges at each capacity, so spare parts and service procedures stay consistent across a mixed installation.
VRF Systems — City Multi and KXZ
Central systems connecting many indoor units to one modular outdoor bank, for buildings with varied load profiles across many zones.
City Multi VRF

Mitsubishi Electric’s VRF platform, supporting ducted and ductless indoor units on one network with heat-recovery configurations that move heat between zones. Suited to buildings with simultaneous heating and cooling demand.
KXZ VRF
Engineered for high indoor unit counts
Mitsubishi Heavy Industries’ VRF multi-system, engineered for large-scale installations with a high number of connectable indoor units per condensing bank. Suits projects consolidating many zones onto a compact plant footprint.
Specifications pending. The data sheet supplied for the other ranges in this listing covers R-32 single-split indoor types only and contains no VRF ratings. Send the current City Multi and KXZ data sheets and the model codes, capacities and dimensions will be added here.
How to Read These Specifications
Two rating conditions are quoted on every model above. Knowing which one applies to your project is what stops a system underperforming in its first summer.
Rated (95°F) — T1
The standard rating condition: 95°F ambient with 80/66°F entering air. This is the familiar catalogue figure and the one most quotations quote, but it is not the condition your equipment will face at the height of a Gulf summer.
At 115°F — T3
The tropical rating: 115°F (46°C) ambient with 84/66°F entering air. Capacity is always lower here, typically by eight to fifteen percent. This is the number to size against in the UAE, because it reflects what the unit actually delivers when it matters.
Capacity in Three Units
One ton of refrigeration equals 12,000 BTU per hour, which is approximately 3.5 kW of cooling. A 2 ton unit is therefore about 24,000 BTU/h or 7.0 kW. When one supplier quotes tons and another quotes BTU, the figures should reconcile exactly.
Dimensions Shown
Indoor unit dimensions are given as height × width × depth in millimetres. They are a planning guide only — the real constraint is usually the ceiling void route, which must also clear lighting, sprinklers and cable trays running through the same space.
Verify Before Ordering
All figures on this page are transcribed from the manufacturer’s own expanded rating data sheet. Always confirm the model, capacity and physical data against the current data sheet for your supply before placing an order, as manufacturers revise ratings between revisions.
